That is why we created this FAQ page to help answer your most common questions about leasing, amenities, pet policies, parking, maintenance, and everyday life at Fulton Cotton Mill.

Tours and visits
Drop-in tours are welcome during office hours, or you can schedule a tour online or by calling our leasing team. We would love to show you around.
Application and Leasing
Applications are completed online for your convenience. Once you are ready, simply visit the floor plans page on our website and begin the application process for your new loft-style apartment in Cabbagetown.
Required documentation can vary. During the screening process, you will receive guidance on what is needed to complete your application.
Applicants must earn at least three times the monthly rent. Guarantors must earn five times the monthly rent.
We currently offer 12-month lease terms.

Subleasing is not permitted, as every resident must pass our application and screening process.
Yes. Residents are required to carry renter’s insurance to cover personal property. We also offer Asset Protect coverage for the apartment at $14 per month.
If you are interested in renewing, notify the leasing office at the time of renewal. A new lease agreement will be sent via email for review and signature.
We do not currently offer affordable housing programs.
Move-In and Move-Out Support
Yes. The application fee is $75 and the administrative fee is $250. Move-in fees may vary, and our team will walk you through everything upfront so there are no surprises.
Yes. We partner with Updater to assist with move-in tasks and provide helpful reminders and guidance to keep everything organized.
You’re welcome to make your loft feel like home. We simply ask that the apartment be returned to its original condition when you move out.
If you need to end your lease early, here is what to expect:
Provide a written 60-day notice. Rent must be paid during this notice period.
Pay an early termination fee equal to two months’ rent.
Repay any concessions received, if applicable.
Our team is happy to provide all the information needed to help you clearly understand your options.

Return all keys and fobs on your scheduled move-out day.
Security deposit refunds are processed within 30 days.
Fees and Payments
The minimum security deposit is $300 and may be up to one month’s rent. It is due prior to key release.
Utilities are not included in the monthly rent. This gives you more control over your usage and the freedom to work with the service provider of your choice.
Residents can choose between Google Fiber and Xfinity for high-speed internet service.
Rent is paid through online services only, including the Resident Portal, WIPS, or Flex for added flexibility.
There is a $33 monthly community fee that covers pest control, renter’s insurance, and valet trash service.
Parking
Yes, parking is available for residents and there are no additional parking fees.
There are no formal restrictions. We simply ask that guests respect the community and your neighbors.
EV charging stations are not available at this time.
Maintenance and Requests
Requests can be submitted through the online Resident Portal, by walking into the leasing office, or by calling or emailing us directly.
Our team works to respond within 24 to 48 hours, and emergency requests are handled as quickly as possible.
Pets
Yes. Fulton Cotton Mill Lofts is a pet-friendly community in downtown Atlanta with spacious layouts and room for up to two pets per apartment home.
There is a non-refundable pet fee of $300 for one pet or $500 for two pets. Monthly pet rent ranges from $20 to $35 per pet.
There are no breed restrictions.
We have an on-site Bark Park, giving your pet a convenient place to play and stretch their legs close to home.

Yes, there is a laundry facility onsite. Washer and dryer connections are also available in select apartments for $50 per month upon request.
Bike storage is not available at this time.
The Resident Lounge offers complimentary WiFi for residents. In your apartment, internet service can be set up directly with your preferred provider.
There is a package room onsite, making deliveries simple and secure for residents.
Choose from our studio, one bedroom, and two-bedroom loft-style apartments. Floor plan layouts vary, giving you options that fit your space and lifestyle needs.
Yes, virtual tours are available if you would like to explore from home.
We do not provide furnished apartments. However, residents are welcome to rent furniture through an outside vendor, and we are happy to provide a referral if needed.
Community and Lifestyle
Yes, we host monthly resident events to help neighbors connect and enjoy the community together.
Quiet hours are observed daily from 9:00 PM to 6:00 AM to help maintain a peaceful living environment.
You can walk into the leasing office, send an email, or give us a call. During quiet hours, a law enforcement liaison can be reached by dialing the office number and following the prompts.
